Example

XY SA sold a house located in Granges-Paccot belonging to Mr MANDANT. A fee rate of 3% was agreed with Mr MANDANT when the listing agreement was signed. The house was sold for CHF 1,000,000.
XY SA therefore issued an invoice to Mr MANDANT for CHF 30,000 excluding VAT for the sale of his property.

Internally, XY SA works with its brokers on the basis of a 30% commission rate, less any applicable retrocessions.
A total commission of CHF 9,000 is therefore calculated for the sale of the property. As the listing was obtained through a referral partner who had been promised CHF 2,000 when the mandate was awarded, this amount is deducted from the commission, leaving CHF 7,000 to be allocated.

As Ms FUX found the buyer, she is entitled to 60% of the CHF 7,000, corresponding to CHF 4,200. Ms JONER, who was responsible for the property, is entitled to 40%, corresponding to CHF 2,800.
The total internal commissions therefore amount to CHF 7,000.
